THIS ATTIC has evidence of  mold found in an area over an exterior porch attached to the main roof of the house. The evidenc e of mold indicates poor ventiliation in the attic which can cause serious health problems and possible major structural related problems. The house owner was completely unaware of this situation. Soffit vents could remedy the lack of air movment which causes mold growth. However, remediation by a reputalbe contractor is still required to remove the present mold.
INSIDE THIS ATTIC you can see indications of ice damming which occurs along the lower edge of a roof when a build up of snow begins to melt and ices up causing water to back up under the shingles and leak into the attic. This water could leak onto insulation, through gyprock and flow into wall cavities. There is then the potential for mold growth which can be a health hazard and rot the structural components of the building. A Heat Trace can be installed along the bottom, outside edge of the roof to eleminate snow and ice from building up on the roof.
THE WHITE IN THIS ATTIC is probable evidence of mold growth on the exterior overhang in entry soffit area.  Poor Ventilitaion in the soffit caused this type of growth. To prevent this from happening, vents should be installed in the soffits.
THE VEGETATION and porous soil next to this foundation allows water to penetrate alongside the foundation walls during freeze/thaw cycles which causes cracks in many foundation walls.
THESE ROTTED POSTS in this exterior porch. The support post needs to be replaced. This indicates delayed maintenance. All exterior wood should be checked on a yearly basis for peeling paint. This could be avoided with regular painting or wood treatment.
LOOSE FLOOR TILES and staining on the bottom of this cabinet is evidence of previous flooding in this basement. Home owner should be consulted as to the cause and how it was remedied. In this case, the owner disclosed that water had come in under the floor which could be evidence that the drain tile was not working properly.
THE HAIRLINE CRACK in this foundation is, at present, only minor and not leaking. However, if left with vegetation and porous soil next to the foundation could lead to potentially serious leaks in the future with the crack enlarging and allowing leaks into the basement. The freeze-thaw cycles which take place in southern New Brunswick will add to enlarging this hairline crack. A qualified crack specialist could repair this at minimum cost at this point.
This ELECTRICAL PANELshows where two wires are linked to one fuse -which is known as double poling. Many times when this is done, the fuse,  which is only rated for 15 amp, keeps blowing. Most people then put in a higher amp fuse which takes more heat to blow the fuse.  The wire could then heat up and when the fuse does not blow, a fire may result.  This is a very serious safety issue. A qualified electrician should be consulted.
A PANEL is MISSING in this garage ceiling. When a garage is part of the main house - where there are rooms over or beside the garage, all walls & ceilings between the garage and the house need to be sealed. This seal and the fire barrier have been compromised, which could allow carbon monoxide fumes and smoke into the main living area.
WATER HAS LEAKED into this basement probably from a downspout draining too close to the basement foundation. This could also be evidence of either plugged, or no drain tile in an older home.
DRAIN PIPES  should be extended at least 6 feet on surface beyond beyond basement walls. You can see where there has been some soil erosion and cracks have formed. Drain extensions are avialable from most building supply stores. Expoxy injections are used to repair certian types of cracks in basement walls.
THE PRESSURE TEMPERATURE VALVE on this Hot Water furnace should have a drain extension to six inches from the floor to protect from scalding if it releases hot water pressure. Consult a plumber to have the extension installed.
THE CRACK IN THIS CHIMNEY was repaired poorly. Notice the bricks were patched. The cracked bricks should have been removed and replaced. The chimney continued to leak because the mortar cracked allowing water to penetrate the brick which allowed water into the interior of the house.
